The Loft Studio En-Suite B&B

CHECK IN: Self check in from 3pm till 10pm using a code. We do not offer early check in, sorry.

CHECK OUT: by 11am. No late check out available. Please check out on time.

GUESTS: 2 maximum per room. Not suitable for children under 10. Under 18’s must be accompanied by an adult.

ROOM: The premium space of our 5 bedroom B&B! The king size luxury bed sits on a mezzanine level with fantastic views of Brighton and the stars! With basic self catering equipment available in the Loft room and en-suite shower room and toilet. Sit on the comfy sofa to watch TV, with Now TV and Netflix channels or enjoy the spectacular views over Brighton from your own private balcony. Breakfast is provided in the main kitchen with tea and coffee facilities in your room.

*Please note the 2 steps going up to the bed are larger tan usual and the ceiling over the bed is lower on the mezzanine level so standing up straight is not possible in the bed area only. The shower is 700cm square.

AMENITIES: Breakfast, Garden/Balcony/Conservatory access, Hair Dryer, Towels, Bathrobes, Iron, Ironing board, Wi-Fi, Tea selection, Fresh coffee, Shampoo, Body-wash, Blackout blinds, Electric fans, Eye masks and Ear plugs.

PARKING: Unrestricted on street free parking Saturday and Sunday only. Parking restrictions in place Monday - Friday, so parking permits are required and can be purchased for £15 per day. There is no free on street parking in Brighton and weekends can be busy, so you may need to park a street or 2 away. Using a car in Brighton is increasingly difficult so if possible come without your car and take advantage of the great cycle lanes, bike scheme, buses and taxis!

KITCHEN ACCESS: B&B Guests- Continental self service breakfast before 10.30am from May- September ONLY, Fridge/Freezer, Microwave use only.

7 day+ guest can use the kitchen for simple cooking with the kitchen left clean & tidy immediately after use.

BREAKFAST: (May- September only) Self service before 10.30am. Homemade preserves, crumpets, muesli, oats, nuts, dried and fresh fruit, milk, milk alternative, fresh oranges for squeezing, fresh coffee and tea selection. Gluten Free and vegan options if requested. *Breakfast is not available to guests on stays longer than 7 days.

LOCATION: See map below. 20 minutes walk from Brighton train station and 30 minutes to the pier walking. £8 taxi to centre. On the main bus route with buses every few minutes from £2.

The Guest Guide will include top tips for Brighton and how to find your way around the house with ease. DISCOUNT: Add your dates to ‘Book Now’ button. Longer stays are automatically discounted. Great deals out of Season October- March, Please ask.

SUPPLEMENT: £18 per night for second person, please ensure you add the correct number of guests.

AREA: Number34Brighton is located in a quiet residential area that benefits from some of the best views in Brighton. There are plenty of local shops, supermarkets and bars to choose from and still close enough to walk, taxi or bus into central Brighton.

THE HOUSE: As featured in Real Homes Magazine and The Metro newspaper. The house and garden benefits from being split level, which creates a range of different spaces for guests, giving you privacy and seclusion if you want it, but also offers great communal spaces to come together with other guests and hosts.

GARDEN: The conservatory space with it’s bi-fold doors opens into the garden which is sun drenched all day, with amazing sunsets and views. There’s an outdoor, undercover, heated dining area and secluded garden cabin. Being very keen gardeners too we have lots of plants and secret garden to explore where we grow our own fruit and vegetables. *The roof garden is unfortunately not for guest access for safety reasons.

STYLE: At Number34Brighton we've created an individual, and homely interior, using locally sourced materials which have been recycled and reworked to give a new purpose. We love to find new uses for unloved vintage items which give our home character and warmth. We've had great fun in designing Number34Brighton! It’s a fun space combining our love of interior design with a very British feel and what can be more British than HRH The Queen, oh and of course cats!

“The Loft room is stunning with its large bed, beautiful views and balcony!! The care and attention to detail given by our hosts was second to none with fresh muffins, milk, cereals and a fantastic breakfast selection. I work in red star hotels and can honestly say the hospitality offered here was first rate. We were the envy of our friends who were staying nearby and paid nearly double for rooms nowhere near as nice.
